Part One: Initial Consultation
When Kevin reached out to MCM, he told us he wanted to turn his backyard of bare dirt and cracked concrete into a space to swim, cook, and host.
But we immediately recognized the biggest challenge: the home sits in Oak Cliff, a historic neighborhood where the City of Dallas tightly controls what you can build and how.
We wanted to make sure Kevin was 100% certain about putting this kind of investment into a historic-district property. MCM owner Cody even tried to talk Kevin out of the pool three times and even offered to buy the house before agreeing to the build.
Ultimately, Kevin trusted MCM to go ahead with the project, so we got started.
What we found during the initial site review...

Bare, uneven ground
The yard was all patchy grass, and deteriorating concrete. Nowhere to sit, cook, or swim.

Electrical limitations
The home’s 125-amp panel was almost full. Adding pool equipment risked pushing it over.

Utility conflicts
The main gas and water service lines ran directly through the area where the pool had to be excavated.

Historic-district rules
Oak Cliff’s conservation district tightly controls setbacks and permits.

No drainage
Water had nowhere to go, and there was no safe electrical path around the pool.
Part Two: The Design, Planning, Permitting
MCM drew up 3D renderings and full plan sets, solved the electrical and permit problems on paper first, and then built the job in order.
3D Design
MCM modeled the pool shape, paver borders, deck, and the location to hide the equipment behind the water feature wall, so Kevin could see the layout before anything was built.
Saltwater Pool Plan
Kevin’s freeform saltwater pool holds 11,110 gallons and slopes from 3 to 5 feet deep, with three sets of steps, a handrail, two 8-foot benches, and spots for umbrellas.
Part Three: The Complete Timeline
The full project ran about 7 months from signing to swimming, with around 15 weeks of active construction. Here’s how MCM got the job done in six phases.
Aug 13 – 21
Kevin signed the proposal and made the first payment. Scope and production reviews wrapped up by mid-August.
Aug 28 – Sept 25
3D design and material picks. Virtual design meeting on Sept. 3; changes approved on Sept. 8; finishes chosen at our office on Sept. 25.
Oct 7 – Nov 6
Plans drafted and permits approved. Historic work certificate approved on Oct 31, City of Dallas pool permit approved on Nov 6.
Nov 10 – Dec 2
Pre-construction began. Subcontractor bids locked in, 811 utility locates completed, purchase orders issued.
Dec 3 – Feb 5
Pool and hardscape built. Excavation, gunite shell and cure, tile and coping, equipment, travertine patio, and deck framing.
Feb 6 – Mar 25
Finishes and completion. Outdoor kitchen granite, final trim, city inspection passed on Mar 5. Then, we plastered and filled the pool with water. Kevin got a full pool school walkthrough before the final handoff.

Hi, I'm Cody, the owner of MCM Outdoor Living
Kevin came to us wanting a pool, patio, deck, outdoor kitchen, shower, and fire pit, and we built every piece of it under one contract with one crew.
That’s how we work on every backyard: one plan, one team, so the parts line up and the whole space gets done right and to code.
If you’re thinking about your own backyard, reach out and let’s talk through what’s possible.

Kevin Case
MCM installed a pool/hot tub, outdoor kitchen, and patio cover/deck for us in early 2026. Communication throughout was very good.
Every step of the process and associated costs are laid out in an app, so they are clear and explained well.
Our install wasn’t without some issues here and there, but the issues were resolved quickly and without pushback from MCM.
Good customer service and quality build.

After having a horrible pool builder experience and a lifting pool deck after 2 years, we hired MCM to completely take up our cool deck and lay a new travertine tile surround and it looks amazing!!!
A cracked skimmer basket was also repaired in the process and my pool has never looked better. Thank you so much.
We have made several referrals to your company and will continue to let people know what amazing work your team does.

Nat with MCM recently completed a patio extension for our family in Oak Point.
The project was challenging because we had to overlay the existing porch slab with concrete to make the extension level.
The final result was immaculate and amazing. These guys are fast, efficient and definitely know what they are doing.
From start to finish the process was smooth. We highly recommend MCM.
